MesseTurm Frankfurt - Strategic Lifecycle Improvements

The MesseTurm Frankfurt focuses on sustainability. Drees & Sommer develops green building and energy efficiency concept. Among other things, this includes the goal of reducing primary energy consumption by 40 percent. American green building expert John Picard adds strength to the consulting team. Planned for 2011, the first step is to certify the Frankfurt skyline's trademark symbol with LEED silver.

Ingo Langer of the company GGM Gesellschaft für Gebäude-Managament mbh and property manager of the MesseTurm, describes the efficient management of energy in the building sector as a question remaining competitive. At an event held by Drees & Sommer at Expo Real in which the topic of optimisation in existing buildings was addressed, he said, "What is referred to as the 'second rent' has become the key for the successfully marketing of real estate. We are not satisfied with the fact that by today's standards the utility costs of the MesseTurm are average for a Frankfurt office tower. We want to drastically reduce energy consumption by 2016. The goal is to reduce the primary energy consumption by 40 percent," explains Ingo Langner. The MesseTurm will reportedly undergo a gradual renovation process that is currently in the planning phase.

Drees & Sommer is developing a comprehensive set of measures to be taken to optimise the energy efficiency of the MesseTurm. In addition, John Picard, the American green building expert, will serve as a consultant. Picard, who was the first member of Bill Clinton's "Greening of the White House" team at the time, has been intensively involved in the development of innovative technologies. In the USA he has helped to make the topic of energy efficiency a fixture of the real estate sector. Langner added that driving the topic into the international spotlight as well is a key concern of the renowned expert on sustainability.

In an initial analysis of the building, Drees & Sommer demonstrated that there is considerable potential for an optimisation strategy. An energy concept resulting from a traditional, sequential planning is to be done away with and fully redefined. By 2016, factors such as facades, ventilation, heating, cooling are all to be interconnected in a new way, with a focus on maximising comfort and convenience while minimising energy consumption To this end, Drees & Sommer is working together with property and asset management to develop a customised concept for a gradual redevelopment of the energy strategy.

Furthermore, technical innovations should be employed in a precise, targeted fashion," added Langner. "The ambitious goal of reducing CO2 emissions policy makers are striving for can only be achieved when the appropriate technical instruments are available. In this respect, the MesseTurm project is most certainly sending a loud signal to the entire real estate industry as well." The LEED Silver certification expected in the upcoming year and which will be conducted in collaboration with Drees & Sommer is said to be only one of several steps and, above all, is to be seen as a clear and internationally recognisable statement that the lessor of the MesseTurm is addressing the topic of sustainability. "The LEED certification process is already in full swing. The critical criteria in terms of sustainability in operations will be met," explained Ingo Langner.
